TAKE NOTICE that the Village of Pawling Zoning Board of Appeals will hold a public hearing on Wednesday, the 24th day of April 2024, at 7:00 p.m. to hear the appeal for the application by 15 Memorial Avenue LLC for the premises located at 15 Memorial Avenue, Pawling, NY 12564 (assessor’s lot 7057-17-051019) in the B-1 Zoning District.  The public hearing will take place at Village Hall (9 Memorial Avenue, Pawling, NY 12564). 

The Applicant is seeking an Area Variance from: 

Village of Pawling Code §98-22-F

The required width for an access lane for parking areas with less than twenty (20) spaces is twelve feet. The Applicant is proposing less than twenty (20) parking spaces. At the property's boundary line, the existing access lane is measured at 9 feet 11 inches.   

The applicant is seeking an area variance of 2 feet 1 inch.  

Local Law 2 of 2001, Chapter 53 §4-g

No dwelling or dwelling unit containing two (2) or more sleeping rooms shall have such room arrangements that access to a bathroom or water closet compartment, intended for use by occupants of more than one sleeping room, can be had by going through another sleeping room.  

The applicant is seeking a variance to allow for access to a bathroom through another sleeping room for three (3) rooms that do not meet this requirement.
